えぇ、違います。住宅ローンって幾ら位借りられるのって話です。
で、本題ですが、くつかの銀行で直接聞いてみましたが、
基本的な基準値は、年収によって変わるものの、返済率40%程度
というのが相場のようす。
返済率40％ってなに？って話ですが、税引き前の年収に
対して、年間の返済金額の合計が40％ってことらしいです。
をどう計算して40％なの？って話ですが、借入金額と金利、
返済期間から計算をします。金利はその時々で違うみたいですが、
今だと４％前後の金利で計算するみたいで、35年ローンを組む場合、
概算ですが、100万に対して750万程度が借りられる計算になります。
世帯年収1000万円であれば7500万円、1500万円であれば
1億500万円、2000万であれば1.5億程度の借り入れが可能みたいです。
ちなみに、他に自動車ローンやその他の借り入れがある
場合は、返済率に合算されるので借入可能額はは少なります。
また、1億を超える借り入れをする場合、基本的に20%程度の
自己資金を求められますが、自己資金があるのであれば、金利
の安いうちは他に回したいと思いますので、株なり銀行なりの
口座残高を出せば、免除してもらう事も可能です。
この辺の対応は銀行や担当者によってさまざまですが・・・。
あと、当然ですが、物件の担保価値を上回る貸付はしないようです。
しかし、返済率40％ってかなり無理な設定な気がしますね。
